Uttar Pradesh Tenancy Ordinance: Amidst quarrels between the tenants and zamindars of Uttar Pradesh, the government of North Bengal has decided to implement the Urban Premises Tenancy Regulation (2) Ordinance 2021. Permission has also been granted to implement this ordinance.
Tenants will not be able to keep a rental agreement without rent (addition of rental agreement for owners)
After the new ordinance comes into force in UP, no landlord will be able to keep tenants in their homes without a rental agreement. In addition, many more provisions have been made in this ordinance due to disputes between tenants and landlords. This will help in resolving disputes and reducing disputes. This is because if there is a lease agreement between the landlord and the tenant, the matter can be settled transparently.
With the enactment of this ordinance, some restrictions have also been imposed on the owners of Makalan. This means that the landlord will not be able to raise the rent as he wishes. Under the new rules, rents can be increased by only 5 percent a year. On the other hand, if a house or plot is rented for commercial work, it can be increased up to only one percent.
Disputes will be settled in the tribunal
If there is a dispute between the landlord and the tenant, a rental authority and a rental tribunal will be set up to protect the interests of both and to settle the dispute. Here any issue can be dealt with within 60 days.
